How Much Does It Cost to Add a Fireplace to My Home?

“How much does it cost to add a fireplace” was never really one question — it’s four or five separate questions stacked together, and the homeowners who get accurate, comparable quotes are the ones who’ve answered those questions for themselves before they ever pick up the phone. Here’s how to actually think through the number, before fireplace type even enters the conversation.

The Single Biggest Cost Swing Factor: What Your House Already Has

The single biggest cost swing factor is whether there’s already a usable path to the outside — an existing chimney, flue, or vent penetration — or whether one has to be built from nothing. Fireplace type, size, and finish level are all real cost factors, but they’re a rounding error compared to this one. Reusing an existing masonry chimney, an old B-vent, or even just an existing roof or wall penetration means the hardest, most expensive part of the job is already solved. Building a brand-new path — cutting through finished ceilings, framing a new chase, running new pipe through an attic and out a roof that’s never had a penetration — is a fundamentally bigger project, regardless of which fireplace gets installed at the end of it.

New construction versus retrofit into a finished, occupied home is the second-biggest factor, and it compounds the first. In new construction, running a vent path and gas line is cheap, because the walls, attic, and roof are all still open. Retrofitting that same path into a finished home means cutting into drywall or ceiling, patching and repainting, possibly matching flooring. Same physical vent run, meaningfully different cost, purely because of when in the building’s life it happens.

Interior versus exterior wall placement matters too. A direct-vent fireplace wants a short, simple path to an exterior wall or straight up through the roof. Put it on an interior wall with no easy path outside, and you’re either running a much longer vent path through the attic, or having the vent-free-versus-direct-vent conversation all over again, since vent-free doesn’t need that path at all.

The Friend’s Quote That Wasn’t Actually Comparable

A family in a finished ranch-style home wanted a fireplace added to their main living room — nothing had ever existed there. They’d budgeted based on what a friend had recently paid for a similar-sounding project. Their friend’s project wasn’t really comparable at all — that house had an old, unused chimney flue left over from a wood stove removed years earlier, so it was really a retrofit into existing infrastructure. This family’s living room was smack in the interior of the house with no nearby exterior wall and nothing left over to reuse.

Getting a fireplace in there at all meant either running direct-vent pipe a real distance through the attic, or seriously considering vent-free specifically because it sidestepped needing that path in the first place. Neither option was in the same universe, cost-wise, as what their friend had paid — and it had nothing to do with which fireplace they eventually picked.

Before comparing your number to anyone else’s: do you have an existing chimney, an old vent penetration, or any leftover infrastructure, even unused? Is this new construction or a finished, lived-in house? Is the room anywhere near an exterior wall? Whatever a friend mentions for their project isn’t a real comparison until you know the answers to those questions for their house, not yours.

What Fireplace Type Does to the Number

Assuming a reasonably straightforward retrofit into an existing home, roughly least to most expensive: electric is typically the cheapest category, but “basically free” is the myth here — a built-in unit with a real surround and proper finishing often lands in the $1,000–$3,000 range. Vent-free gas usually runs $1,500–$3,000 with adequate existing gas line capacity, climbing to $4,000–$7,000-plus with real gas system upsizing. A wood stove insert into an existing masonry chimney typically runs $4,500–$6,500, up to $8,000-plus with liner or chimney complications. Direct-vent gas typically runs $4,000–$8,000 for a reasonably accessible retrofit.

It jumps from there. A factory-built wood-burning fireplace with a brand-new prefabricated chimney system typically runs $5,000–$15,000 installed, since you’re building an entire venting system from nothing. A full custom masonry fireplace and chimney, built completely from scratch, is the top tier by a wide margin — typically starting around $15,000 and climbing to $30,000 or more, since this is genuine structural construction, not an appliance installation.

“Gas is always cheaper than wood” falls apart specifically in new construction. Once you’re building an entirely new vent path from nothing, the fuel type barely moves the number — a direct-vent gas system needing brand-new pipe through an attic and roof can land in the same territory as a factory-built wood-burning system with a new prefab chimney, because the vent construction is what’s driving the cost. “Electric is basically free” undersells what a good-looking install costs — the gap between a bargain freestanding unit and a built-in with a real surround is a real chunk of money, even with zero venting involved.

Two Customers, Same Month, Very Different Tiers

A young couple wanted something budget-friendly for a small den, assumed electric meant practically free, and were surprised a nice built-in look with proper surround work landed at a real number — even though it was still, by a wide margin, the cheapest category available. Once they understood that gap, they were completely happy with it.

Same month, a family building a new house wanted a real wood-burning fireplace as their great room centerpiece, and initially assumed they should “just do gas instead” to save money. When we ran the numbers, there was no existing chimney or vent path in that new construction either way — gas would’ve needed its own brand-new direct-vent system, landing in almost the same range as the factory-built wood-burning system with its own new prefab chimney. Once the cost gap basically disappeared, they went with what they’d actually wanted from the start.

What Actually Swings the Number Within a Type

Surround material is the single biggest swing factor here, and it’s not just a price-per-square-foot difference. Full-bed natural stone can weigh several times more than manufactured stone veneer, and once you cross into that weight range, you’re often looking at added structural support — a foundation ledge, blocking, sometimes engineering review — that a lighter material never triggers.

Hearth extension size and material matter too — code-required dimensions come from the unit’s clearance spec, but the material choice on top of that minimum is a real budget lever. Mantel work varies widely between a stock trim kit and a custom-fabricated stone mantel or live-edge slab. Blower kits and remote or thermostat controls are real add-ons, usually a few hundred dollars each, but small relative to everything above. Permit and inspection fees vary by jurisdiction but are worth budgeting for separately. And built-in cabinetry flanking the fireplace, when people go that route, is often finish carpentry priced entirely separately, and can rival or exceed the fireplace budget on its own.

The Surprise Line Item That Wasn’t the Fireplace

A customer had budgeted carefully for a nice mid-range direct-vent unit and figured the surround was just “some stone on the wall” — a small add-on to a number she’d already finalized. She’d fallen in love with genuine full-bed natural stone, floor to ceiling, thick and substantial, not a veneer product.

When we scoped the job, that stone’s weight meant real structural support behind the wall — blocking sized to carry the load, tied properly into the framing. That structural work, plus the stone and skilled mason labor it required, ended up being a noticeably larger portion of her total invoice than the fireplace insert itself. The appliance she’d spent weeks researching turned out to be the smaller number on the page.

Ask early whether your preferred surround material is full-bed natural stone or a lighter veneer — that answer alone can determine whether structural work enters the conversation. Get the hearth extension sized to your actual unit’s clearance spec before pricing materials. Decide stock versus custom mantel before you’ve emotionally committed to a specific slab. And ask whether blower, remote, and permit costs are already included in a quote or sitting outside it.

Can You Phase a Fireplace Addition to Spread Out Cost?

It can absolutely work, but only if you’re deliberate about which pieces get phased. The core principle: phase the visible finish work, never the invisible structural work. The vent path, gas line sizing, clearances, and hearth footprint all get buried behind drywall or flooring once the job’s done. Redoing any of that later means tearing back into a finished space, adding real demolition and re-finishing cost. Surround material, mantel, and hearth finish sit on the surface — they can be swapped or upgraded later without touching anything behind them, as long as the space underneath was sized correctly the first time.

The smart version: build the full functional installation — correctly sized vent, gas line, hearth footprint and clearances built to accommodate whatever your eventual dream finish requires — but finish it with a modest, inexpensive surface for now. Where phasing backfires is almost always the same mistake: sizing the initial “basic” phase to save money on the parts that shouldn’t have been shrunk. A narrower hearth extension or tighter surround footprint built cheap now, without accounting for the eventual real stone or larger mantel, isn’t saving money — it’s deferring a demolition bill.

The Family Who Phased It Right

A young family wanted a full stone-surround direct-vent fireplace eventually, but not the whole project at once that year. We built the complete functional system first — correctly sized vent, gas line, and a hearth footprint and clearance envelope sized for the full-bed natural stone they actually wanted down the road, not the cheaper interim finish. For that first phase, simple painted trim and a basic tile hearth made the room look complete in the meantime. About two years later, we installed the real stone surround and hearth, including the structural support that heavier stone needs — and because we’d planned for that load from day one, nothing had to be torn out to accommodate it.

For contrast: I’ve seen someone build a narrower surround opening to save money upfront, without accounting for the wider mantel they wanted eventually, and when they came back for the upgrade, we had to open the wall back up to widen it properly — cost that wouldn’t have existed if the initial footprint had just been built to the final dimension from the start.

Get the vent path, gas line, and clearances built once, sized for your eventual vision, even if the visible finish is temporary. Ask specifically whether your “phase one” footprint accommodates your actual long-term plans, not just the current budget. I’m not a financial advisor, so I won’t weigh in on financing structures — that’s a conversation for you and whoever handles that side. What I can speak to confidently is construction sequencing, and on that front: build the bones for where you’re headed, and only the surface has to wait.

Getting Accurate Quotes — What to Have Ready

Have photos of the actual space ready, including anything that hints at existing infrastructure — an old flue opening, a capped gas line stub-out, evidence of a fireplace that used to be there. Have room measurements ready — width, ceiling height, interior or exterior wall — since this drives both the venting conversation and the room-volume math for gas. Have a clear answer on new construction versus retrofit. Have at least a rough sense of fireplace type preference, or an honest “help me decide” — either is fine, but going in with zero framing means every bidder is guessing at a different starting point. Know your actual finish vision, even if you’re planning to phase it. And share a real budget range upfront, not held back as a secret test — a contractor who knows your actual range can tell you honestly what’s achievable inside it.

A real quote over the phone isn’t possible. Chimney condition needs a camera, gas capacity needs a connected-load calculation, a stone surround’s real cost depends on structural support, room volume needs an actual tape measure. Anyone willing to give a firm number sight-unseen is either lowballing to get in the door, or quoting a generic job that may have nothing to do with your house. And the cheapest and most expensive quotes are rarely pricing the same project — a $2,000 quote and an $18,000 quote for “add a fireplace to my living room” are very rarely the same scope wearing different price tags.

The $2,000 to $18,000 Quote Spread

A homeowner called three companies with exactly that request and got back numbers ranging from around $2,000 to nearly $18,000. She called me genuinely alarmed, assuming someone was trying to rip her off. Neither was true. Once we walked through it — what her house had to work with, which fireplace category she pictured, what finish level she wanted, whether she wanted to phase it — it became obvious the low bid had assumed vent-free with a nearby existing gas line and a bare-bones finish, the high bid had assumed a full custom masonry build with high-end stone, and the middle quote hadn’t accounted for her gas system’s actual capacity at all. Three different projects, one shared headline. Once she went back to all three with the same specific scope, the numbers converged into a sane, comparable range.

The Bottom Line

The homeowners who get accurate, comparable quotes are the ones who’ve answered the underlying questions for themselves before they ever pick up the phone — not the ones hoping a contractor will read their mind. What your house already has to work with sets the range before fireplace type ever enters it. Fireplace type moves the number within that range. Finish choices, especially surround material, can outspend the appliance itself. And phasing works, as long as the bones get built for where you’re headed, not just for what’s cheap today.
